Property maps
Quantities that fill themselves in from a real takeoff instead of a guess.
Estimates & proposals
A single price is a yes-or-no question, and half the time the answer is no. Quote good, better and best on one estimate, collect a deposit the moment they accept online, and back the bigger jobs with a proposal packet that looks like it came from a company worth hiring. Included on every plan.
The problem
You price the job properly, send one figure, and wait. The customer has nothing to compare it against except the cheapest quote they got, so the conversation becomes about your price rather than about the work. Meanwhile the estimate sits in an inbox until they remember to reply, and half of them never do.
Options proposals
One estimate can carry several versions of the work at different prices. The customer is no longer deciding whether to buy from you, they are deciding what to buy from you, and the cheap option makes the middle one look reasonable in a way a lone number never does.
They pick their option in the portal and approve it there. You see it on your dashboard the moment it happens.
Build the estimate, with options if the job suits them. Quantities fill from the property map where you have one.
Send it, or present and sign on site on a phone. Big jobs get a proposal packet behind them.
They approve online and pay the deposit at the same moment.
The accepted estimate becomes a job, carrying its line items into scheduling and billing.
Proposal packets
Commercial work, HOA contracts and large installs are rarely won on price alone. The proposal packet is built from the estimate and wraps it in a cover letter, who you are, the scope in the customer's language, your terms, photographs of comparable work and the property map, as one branded PDF.
Sections save as templates, so the parts that never change get written once. The second packet takes a fraction of the time the first one did.
An estimate can ask for a deposit at the moment of acceptance, paid online before anything reaches the schedule. It changes who you are holding a crew day for.

Questions
One estimate carrying more than one version of the work: good, better and best, priced separately. Instead of asking the customer to say yes or no to a single number, you ask them to choose. It is the single cheapest change most operators can make to their close rate, and it routinely sells the middle option to people who would have haggled the only option.
Yes. An estimate can require a deposit on acceptance, collected online at the moment they say yes, before anything is scheduled. The work that gets cancelled a week out is almost never the work somebody has already paid a deposit on.
In the customer portal. They open the estimate, pick their option if there is more than one, and approve it, and you find out because it is on your dashboard, not because they eventually returned your call. You can also present and sign in person on a phone or tablet at the property.
The document you send when the price alone will not win it: a cover letter, who your company is, the scope of work in plain language, your terms, photographs of comparable work, and the property map. It is built from the estimate, so the numbers are never re-typed, and it comes out as a branded PDF in a classic or a modern layout.
No. Any section can be saved as a reusable template. About us and your terms almost never change between jobs, so you write them once and drop them in. The cover letter is usually the only part worth writing fresh.
If the job site has a property map, yes. Products priced per thousand square feet, per acre or per linear foot fill their own quantities from the measurement. See property maps.
The accepted estimate converts into a job, which carries the customer, the site and the line items into scheduling and billing. Nothing gets re-keyed, so the thing you quoted is the thing you invoice.
Estimates, options, deposits and proposal packets are part of the core platform, on every plan. Measurement-based pricing needs property maps, which is on Pro and Scale.
