How to Price from Property Measurements
Last updated September 22, 2026 · Owners and estimators
Once a job site has a property map, you can stop typing quantities into estimates. Set up a product once with how it is priced and which measurement it reads, and every estimate for a mapped site fills its own quantity.
This is the difference between quoting from a windshield guess and quoting from a number.
Step 1: set the product up once
Open Financials > Products & Services and edit the product, or create a new one.
| Field | What to set |
|---|---|
| Priced per | The rate basis: Each, Per sq ft, Per 1,000 sq ft, Per acre, Per linear ft, or Per hour |
| Auto-measure from map | Which measurement this product reads: Turf (mow areas), Beds, Edging (lines), or Property boundary. Leave blank for products that are not measured |
| Production rate | Only for Per hour products. How much measured work one hour covers, in sq ft per hour, or linear ft per hour for edging |
| Crew map layers | The service tags whose map layers crews should see when a job contains this product |
Worked examples
| Product | Priced per | Auto-measure from | Production rate |
|---|---|---|---|
| Fertilizer application | Per 1,000 sq ft | Turf (mow areas) | not used |
| Mulch install | Per sq ft | Beds | not used |
| Edging | Per linear ft | Edging (lines) | not used |
| Spring cleanup | Per hour | Turf (mow areas) | 8,000 sq ft/hr |
Step 2: build the estimate
- Create the estimate and pick the job site. The measurements load from that site’s map.
- Add a product that has Auto-measure from map set. The quantity fills in by itself.
- Any line’s quantity cell also has a Measure button, so you can pull a measurement into a line you added by hand.
How the quantity is worked out
For area and length products, the quantity is the measurement divided by the rate basis:
| Priced per | Quantity from a 12,000 sq ft turf measurement |
|---|---|
| Per sq ft | 12,000 |
| Per 1,000 sq ft | 12 |
| Per acre | 0.28 |
For Per hour products, the hours are the measurement divided by the production rate. A 12,000 sq ft lawn at 8,000 sq ft/hr comes out at 1.5 hours.
Quantities stay editable. The map fills the number in; it never locks it. Override any line where the site has something the map cannot know about, and the estimate total always recalculates from what is actually on the line.
If a site has no map
The measure button tells you there is nothing to measure, and you type quantities as normal. You can open the map editor straight from the estimate, draw the site, and come back.
Why this is worth the setup time
- Consistency. Two estimators quoting the same property produce the same number.
- Price increases that hold up. When a customer asks why the fertilizer line went up, “your turf is 12,400 square feet and the rate is X per thousand” is a different conversation from “that is our price”.
- Re-quoting is nearly free. Next season, the map is still there. Change the rate, not the takeoff.
